John Deere Credit constructed this three-story office addition and parking structure on its campus in Johnston, Iowa to accommodate their growing work force. The additional building is roughly 143,000 sq/ft of new open office and conference rooms.  The new building achieved the U.S. Green Building Council’s Leadership in Energy and Environmental Design (LEED) Gold rating.  An 80,000 sq/ft parking structure was also built.
Baker Group utilized John Deere Credit’s existing boiler capacity and extended heating water lines underground to the new addition.  Baker Group also added a 450T Trane centrifugal Chiller into the existing mechanical room to serve the new building and to provide redundancy for the existing facility.  Along with the Chiller, Baker Group also added a third cooling tower which was placed in an enclosure next to the existing towers.

Included in the new addition is a Siphonic Roof Drain system to save space above the ceiling.  The new addition is served from a new 120,000cfm AHU in the new mechanical room.  The new custom AHU contains UV lights downstream of the cooling coils and a humidifier system using compressed air and R.O. water.   Baker Group also installed a snow melt system at the entry ways.  The plumbing fixtures are all low consumption fixtures. The water closets are 1.28 gal per flush and the urinals only use 1 pint of water per flush.
