The remodel of this 23 story building began in 2005. Baker Group was asked to provide complete mechanical, sheet metal, and controls services for a complete architectural and mechanical renovation for the 11 floors occupied by Wells Fargo, plus three “swing” floors.
On each floor, after demolition of existing mechanical systems, Baker Group installed the following; Trane Climate Changer (AHU), Variable Frequency Drives (VFD), Chilled Water Piping, Valves, Louvers (installed from the outside of the building), Fan Powered VAV Boxes with Electric Reheat, Supply Duct and diffusers, and Complete Automated Controls with Graphics.
During construction of this project, Baker Group successfully handled the challenges associated with downtown construction. Additionally, because there was no freight elevator, Baker Group successfully disassembled AHU’s in our sheet metal shop, and delivered them to the job site. At the site, the AHU’s were hoisted to the floors through the elevator shaft and reassembled in the Mechanical Rooms. Baker Group provided complete vibration analysis prior to placing AHU’s into service.
Because space was occupied by Wells Fargo during renovation, “swing” floors were utilized to move the occupants off the floor during complete renovation. Once floors were completed, the tenant was moved back onto their newly updated floor. Constant and close communication and scheduling with all trades and Wells Fargo was required in order to meet their schedules.
